Note to Real Estate Agents

More and more realtors are realizing the value of a staged home for sale. Working with a professional stager offers many benefits:
  • Staging is essential to attract buyers on the internet. Realtors need to make sure their listings get the showings by having great on-line pictures!

  • The stager can act as a "middle-man" between the realtor and the home seller, delivering the often difficult message about a properties condition. The agent is delivered a great product to sell, and stays friendly with the home owner.
  • A stager can simplify the steps needed to get a house ready for the market, quickly and effectively.
  • Buyers can have a hard time seeing the best use of space. We can show how furniture fits and works in a room, causing the buyer to imaging living in the space.
When should a house be staged?

Ideally a house should be staged before it goes on the market. If however, you find that a property is priced right and has been sitting on the market without any offers, staging is definitely indicated.

Do Vacant Properties Need Staging?
  • Empty homes can be a hard sell as they appear cold and unwelcoming.
  • Buyers can have a hard time seeing the best use of space. We can show how furniture fits and works in a room, causing the buyer to imaging living in the space.
  • In addition, when a home is vacant, buyers have nothing to focus on but the tiniest defects within the home (such as walls and flooring).
  • In furnishing the property, we take their attention off the irrelevant details and expose them to a potential lifestyle. Rather than giving each room a quick glance, the buyer lingers to ponder if this is what they have been seeking in their home search.

Who pays and how much?

Why not offer home staging as a Value Added Service to clients. Include a staging consultation and report as part of their marketing plan. It's deductible as a marketing expense for agents.

Alternately, the agent can refer the stager and have the homeowner pay, or they can split it. Return visits for staging are typically paid by the owner.

Perceptive realtors know that the cost of home staging pays for itself in the sale, a hundredfold. A small investment can make a significant difference in a highly competitive market place.
